IMPORTANT NOTICE

Attention all residents:
There has been evidence of persons smoking inside the common area of the 150 and 161 buildings. There have also been several instances of smoke detectors being tampered with. All instances of tampering with smoke alarms, and damages resulting from smoking inside the buildings will be billed back to the residents of the entire building, floor and or units responsible. Smoke detectors play a vital role in ensuring your safety. Please read the press release from the Ohio Department of Commerce:

FOLLOWING SEVERAL TRAGIC FIRES STATE FIRE MARSHAL REMINDS OHIOANS OF THE IMPORTANCE OF SMOKE DETECTORS

State Fire Marshal Michael P. Bell today reminded Ohioans that properly placed and functioning smoke detectors double the chances of escaping a residential fire. This reminder comes following several fatal fires in Ohio over the past two weeks.
“We have seen tragic reminders from all over the state during the past two weeks of how important it is to have smoke detectors in our homes,” said Marshal Bell. “Seconds matter in a fire and a working smoke detector could provide that valuable time needed to escape.”
Since November 24, fires in Ashtabula, Columbus, Shaker Heights, Toledo, Troy, Violet Township and West Chester have claimed the lives of 13 Ohioans, including eight children. In each of these fires, smoke detectors weren’t present, didn’t function properly or were placed in an ineffective location. Almost 90 percent of Ohio’s civilian fire deaths occurred in homes that had no functioning smoke detector. The most common cause of a non-functioning smoke detector is due to the removal of the battery for an alternate use.
“Smoke detectors are a small, but life saving investment for your home,” said Violet Township Fire Chief Kenn Taylor. “With the holidays approaching, I would encourage everyone to consider giving smoke detectors as gifts.”
Marshal Bell offers the following tips regarding smoke detectors:
Install a smoke detector on each level of your home and inside each bedroom.
Consider using dual sensor smoke detectors that combine ionization and photoelectric technology in one unit.
Check your smoke detectors monthly and change the batteries at least twice a year.
Familiarize children with the sound of your smoke detectors.
Do not remove batteries to put in other appliances such as personal stereos or games.
If cooking smoke sets off the alarm, do not disable it. Wave a towel, open a window or turn on the range fan to clear the smoke.
Smoke detectors wear out over time. Replace your smoke detectors every 10 years.
Keep smoke detectors clean. Dust and debris can interfere with their operation. Vacuum over and around your smoke detector regularly.
Hard wired smoke detectors with battery back-ups should be considered. When one smoke detector goes off, the others alert you to fire, too. The batteries in these types of detectors also should be changed twice a year.
Many local fire departments have programs to assist families that can’t afford smoke detectors.

Important Notice

To All Residents:

As you may be aware, Columbus is experiencing a more severe December than normal. We, at Buckeye Real Estate, want to take the chance to remind you not to turn your heat below 60 degrees. This is standard protocol to safeguard against water pipes freezing and bursting.

If a pipe did freeze and burst due to the negligence of the resident it would be their responsibility to pay for all damages.

We are offering a courtesy check to any residents that would like us to walk through their home and check for busrt pipes and guarantee that the heat is on and in working order.

OSU Police offer tips to prevent theft

The OSU Division of Police would like to remind students, faculty and staff that a spike in criminal activities i.e. theft of property and theft from autos usually accompany the start of fall quarter. Criminals are opportunists and will often steal items that are left in plain view or unattended. By roaming area parking lots and streets, and public areas criminals can find numerous opportunities to steal laptops, cell phones, bicycles and even purses or wallets.   • Get into the habit of securing valuables while away from your vehicle. This will reduce the opportunities available for criminals and reduce your chances of becoming a victim.
  • When possible, take your valuables with you. Even if you are stepping away from the area for a short time.
  • Lock your doors and windows at home.
  • Register your bicycle with the OSU Division of Police.
  • Keep track of serial numbers to expensive items and make sure to mark your property for identification.
  • Report any suspicious activities to the police immediately.

My job is to assist you with any problems that might arise with your apartment. I am also here to ensure the safety and security of the building. I would like to make it absolutely clear that I am not here to clean-up after residents and their guests. I only do so because I take pride in that Chestnut Hill is my home, as well as yours. The following is a list of rules and regulations that apply to all residents and guests to ensure a positive, quality living experience.

  1. SECURITY- Please be aware of suspicious activity in the parking area or common areas. Never hesitate to contact the police to report suspicious behavior.

  2. LAUNDRY- The laundry facility is provided as a convenience to you. Please clean up after yourselves each time you use the machines. Please be courteous to your fellow residents and watch your laundry closely. Also, do not forget to clean out the lint screens after using the dryer. A full lint screen is a fire hazard!

  3. PARKING- The paved parking lots behind the 150 and 161 and 171 buildings are for your cars only, guest parking is never permitted in these areas. Patrolled towing is strictly enforced. It is necessary for all cars to have valid parking stickers. The Reserved Parking Area below buildings 150 and 161 are only for residents who have purchased special permits. If you or a guest are towed, call Shamrock Towing at 614-882-3555. Do not contact me if you or your guest are towed, I cannot get your car out. Guest Parking is available on Neil and Maynard Avenues, as well as the gravel lot at Tuttle Park, take West Patterson to the bottom of the hill and they may park in front of the fence near the pool and behind the volleyball court.

  4. PETS- No pets are permitted, not even for a visit! A violation will result in an eviction of the entire apartment.

  5. HALLWAYS- Please do your part to keep the hallways and stairways clean. Clean and orderly common areas lead to a more comfortable living environment. Do not leave trash bags, garbage cans or boxes outside your apartment door or you will be billed for removal/clean-up. Do not smoke in the common areas. If you choose to smoke, please do so in your apartment or outside and dispose of your cigarette butts appropriately. Do not throw cigarette butts over the balconies.

  6. NOISE- Please be respectful and courteous of your neighbors. If you have a complaint, I ask that you speak to your neighbor before contacting me. Often times residents do not realize how much sound can travel between apartments. If you and your neighbor cannot reach an understanding, then please contact me to resolve the issue. Quiet Hours are from 11:00 pm to 7:00 am.

  7. BALCONIES- We ask that only appropriate outdoor furniture be on your balcony. Couches, recliners, or any other upholstered furniture is strictly prohibited. Kegs, bottles, cans, cups, trash cans and party trash are also prohibited. Also, banners and/or signs, neon and string lights are also prohibited. Any of the above items remaining on the balcony are subject to immediate removal after a request to do so has been made. If you fail to remove these items after a reasonable amount of time, the cost of removal will be billed back to your unit.

  8. GENERAL- I cannot and will not accept any acts or behaviors that endangers residents, damages property, or creates an unsatisfactory living situation for residents and guests of Chestnut Hill. I expect all residents and their guests to behave and act as responsible adults. Throwing objects (ie. trash, bottles, cans, cigarette butts, etc.) off of balconies is strictly prohibited and doing so will result in an IMMEDIATE EVICTION ACTION filed against the entire apartment. I have no tolerance for any instance of public urination off balconies, in elevators or in any common areas. These acts will also result in an IMMEDIATE EVICTION ACTION to be filed against the entire apartment. Please make sure all trash is placed in proper receptacles. Do not cause damage to common areas or leave trash or trash bags in hallways or common areas, the cost of clean-up will be billed back to your entire apartment, floor, building or complex unless the responsible party is brought forth. Clean-up begin at a minimum charge of $30.00 per man hour. You are responsible for all your guests and their actions, and they must comply with the rules or YOU face the penalties. When you do have guests over, closely monitor their actions and be sure to clean-up any party trash by 8:00 am the following morning to avoid clean-up and/or property damage charges.

These rules must be enforced to ensure that every resident has an enjoyable place to live. If you have any questions, concerns or comments please let me know. I look forward to meeting you and assisting you with your housing needs.

The City of Columbus partners with the Solid Waste Authority of Central Ohio and Columbus Public Schools to provide nearly 200 recycling drop boxes in Columbus neighborhoods. Curbside collection of recyclables is also available for a small fee.

Returning grass clippings to the yard keeps your grass healthy and saves space in the landfill. In fact, grass clippings contain valuable nutrients that can generate up to 25 percent of your lawn's total fertilizer needs. Grass clippings do not contribute to thatch since grass clippings are 75 percent to 85 percent water and decompose readily.

Important Leasing Information

Buckeye Real Estate's 2008 rental season will commence on January 18th, 2008. Please feel free to contact us with specific questions at info@buckeyerealestate.com.

Before you arrive at our office to sign your lease:

* At least half of the lessees will need to present at the initial lease signing to consummate a lease agreement although it is best to have everyone present if possible.
* Please note that the first paragraph of our lease (copy available at our office) explains that the total sum of the rent will be paid in twelve equal monthly installments. The lease term is from September 16, 2008 to September 2, 2009 and is 11 1/2 weeks duration. The first full rent payment is due on September 1st, and rental payments are to be paid on the first of each month thereafter through the month of August.
* A guarantor can be a co-signer, or a pre-payment of last month's rent. If you have roommates, you should all agree on which form of guarantor will be returned to our office. Because you are signing a joint and severally liable lease, everyone will have the same form of guarantor.
* A security deposit is just that, a deposit. It is not an advance rental payment and cannot be used towards rent. The security deposit is returned thirty days after lease expiration or delivery of possession of the premises to Lessor, whichever is last to occur.
* Section 4 of the Buckeye Real Estate lease prohibits pets in our apartment homes. This includes visiting pets!

The Buckeye Real Estate Leasing Procedure:

* All Applicants Must: Complete rental applications and pay $10 application fee.
* Provide two photo I.D.s (a state license and school identification are preferred)
* Pay full security deposit - generally equivalent to the monthly rental payment
* Read and sign the lease agreement
* Obtain a co-signer or prepay last month's rent, no exceptions

New Parking Information

Residents of Chestnut Hill Apartments:

Our office has received several reports that the asphalt parking behind 171 W. Maynard has been frequently used by non-residents. The majority of our residents would prefer this area to be reserved for residents only; therefore, the black top area behind 171 W. Maynard will be patrolled beginning Friday, May 2, 2008.

ANY vehicle parked in this area beginning 9am on Friday, May 2nd MUST display the correct 2007-2008 Chestnut Hill parking permit (sticker or hang-tag).

The gravel area behind 170-171 W. Maynard will continue to be un-patrolled.

Please see the updated parking map which includes the new permit-only area.

Hosts and Hostesses beware! You could have uninvited trouble at your next big party or gathering. In case you haven’t heard, Columbus Police are cracking down on underage drinking, public intox, and open containers.

So the next time you’re planning a party...get the facts and be prepared!
  1. Know your guests! Hosts and hostesses will be held responsible for underage drinkers at their residences.
  2. Keep the gathering small and manageable. A huge campus bash will almost certainly attract the attention of local authorities.

We want our residents to enjoy their college experience, but please keep in mind that recent events have prompted this crack down. We would like to remind everyone to comply with their lease agreement by ensuring that all post-party trash is cleaned up promptly and please party responsibly! No one wants to spend a night in jail! Buckeye Alert

Buckeye Alert - Emergency Notification System

The Ohio State University is continually working to ensure that its students, faculty, staff, and visitors are in the safest environment possible. It is for this reason that The Ohio State University has created a text message alert system for the public to stay informed of potential emergencies.

Emergency personnel are continually planning for an emergency response. By signing up for the emergency notification system, you can become involved in the planning process. The text message emergency notification system will allow phone lines to remain open for first responders and 9-1-1 callers. The emergency personnel will know that the public is informed and can focus on the situation.

Text message warnings will allow you to learn of emergency situations as soon as possible no matter where you are located. All you need is to have your cell phone.

In order to make sure the system is working properly in the event of an emergency, the system will be tested once or twice a year. During a test, subscribers will receive a test message. Besides the testing, you will only receive messages in the event of an emergency. You will not receive advertising or non-emergency messages.

The Ohio State University will maintain your information with the utmost security. They will not sell your information and will only use it for emergency notification. If an emergency situation should occur, text messages will be sent out with information of the situation and instructions to help protect you.

This system will only be activated in the event of a true emergency. It will be activated if a situation occurs or is imminent that has the potential of placing the safety and security of the entire campus community at risk. This will not be used as an early warning system for potentially severe weather or for notification of campus events. It will only be used when public safety and campus officials have determined that the campus community must take immediate action to remain safe and secure.

There is no cost to sign up for the text message service. Although there may be costs involved with receiving text messages depending on the service plan you have with your wireless provider. Please check your wireless plan to determine whether or not you will be charged for text message services. The Ohio State University is not responsible for any costs involved with your cellular service plan or cellular provider.

Off-campus Lighting Project

Light it Up!date: REVISED NOTICE

Installation began Monday, September 24, for a new street lighting system to serve the predominantly student neighborhood east of The Ohio State University’s Columbus campus.

The city’s Division of Power and Water has contracted with Complete General Construction to install the new street lights. The project is expected to cost $762,000.

The construction will require temporary parking restrictions on affected streets. Parked vehicles not complying with the parking restrictions will be towed to a lot located at the northeast corner of High Street and East Eighth Avenue. The vehicles may be recovered without charge. For further information on vehicle recovery, owners may call (614) 448-3497.

The new lighting system will be installed in an area bounded by East 12th Avenue on the south, East Woodruff Avenue on the north, High Street on the west and Summit Street on the east.

The first phase of the work will replace street lights on East 12th, East 13th, East 14th and East 15th avenues. The whole project is scheduled to be completed by early April 2008.

Signs denoting the temporary parking restrictions will be posted on the affected streets. Flyers about the construction work are being distributed door-to-door in the area. In addition, the university is distributing information to students through electronic mail messages.

Ohio State’s Undergraduate Student Government called attention to the need for improved street lighting after its members conducted a survey in 2003-04 which found a number of burned out lights, as well as situations in which lights on a whole street were off.

The University Community Business Association (UCBA) and Campus Partners joined with USG to meet with officials from the city’s Division of Power and Water about the survey. As a result, burned out bulbs were replaced and overgrown foliage was trimmed. The city officials acknowledged, however, that the street lighting system was antiquated with periodic circuit breaks that would black out a whole street.

In the spring of 2006, USG submitted an application to the city for an allocation of money from the city’s Urban Infrastructure Recovery Fund to replace the street lighting system. That application also had the support of the university, University Area Commission, UCBA and Campus Partners.

In visiting the University District one night in the fall of 2006, Mayor Michael Coleman noted the dark streets and promised to support replacement of the lights. Planning on the lighting project moved forward quickly. Mayor Coleman joined Kate Christobek, president of USG, and other university and community leaders on July 11, 2007, in a ground-breaking ceremony for the project.

Fire Safety

Check Your Detector!

When it comes to your smoke detector, you never can be too careful! We understand that cooking and baking in your apartment-home can sometimes cause your smoke detector to sound off. In cases like this it’s better to increase ventilation in your apartment-home than to remove the battery from your smoke detector. It’s too easy to forget to put the battery back in later and that can be extremely dangerous!

Also, test your detector on a regular basis, once a month is recommended. Keep a spare battery to replace the current when it no longer works. It also helps to keep your smoke detector clean. In many instances, dust can be enough to cause your alarm to malfunction. A light brushing with a soft vacuum attachment will generally take care of this.

Pet Policy

Please refer to your lease agreement and rules and regulations sheet if you are unclear about our company’s pet policy. Buckeye Real Estate does NOT allow pets in any of our units! This includes visiting pets! Permitting a pet to enter your apartment is a violation of paragraph 4 of your lease agreement and is grounds for eviction. Should you find a stray animal, please do the responsible thing and call the local shelter at 614-462-4360.

FALL HOUSING?!?

Residents are barely getting settled before our office begins receiving requests for fall rental guides for the following year. We know it sounds hard to believe, but rental season is almost upon us! A time when our residents must make a housing decision for the upcoming fall. The staff at Buckeye Real Estate wants to inform all of our residents of the easiest, most hassle-free way to secure fall housing. Renew your lease agreement!

We hope that choosing to stay with Buckeye for another year is the easiest decision that you’ll make this quarter! Renewal information has been delivered, so don’t hesitate! If you would like to renew contact our office immediately!

Any apartment that has not been renewed by January 18th will be put on the market for fall rental.

If you are interested in upgrading your current apartment, please stop by our office and pick up a fall property guide, our friendly rental staff will be happy to answer any questions. Rental season has worked a little differently every year. Perhaps you remember what it was like last year when you were getting ready to search for an apartment or house. Although our office will not actually begin showing any of our units until January 18th, many housing searchers will be going door to door in order to get their perfect apartment early. Once a unit is rented, it is removed from the listings and we discontinue showing it. If you have any questions regarding your housing options, please do not hesitate to contact our rental staff!

Backyard Chefs…

With the cold weather here, not many of you will be grilling outdoors, but this goes out to all those hard-core burners, broilers and bar-b-que blazers! Please remember to allow the grill coals to cool COMPLETELY before tossing them into the dumpster. If you fail to do so, you are likely to start a fire that otherwise could have been prevented. Laundry Time!

All residents of Chestnut Hill may use the coin operated laundry facilities located in the 150 and 161 buildings. The cost is $1.25 to wash and $1.25 to dry. The machines will only accept quarters and there are no change machines located on the premises.

Please keep you laundry rooms clean! Remember to throw away those lint balls and dryer sheets in the trash!

Laundry Lore…

Contrary to popular belief, there are no mystical forces that make socks disappear from the dryer. However, a few tried and true lores of laundry do exist:

  • Presoaking heavily soiled clothing assists in getting your clothes clean the FIRST time, which saves time, energy, AND money.
  • Use the amount of detergent suggested by the manufacturer. Extra suds requires extra rinsing!
  • Over drying is not only a waste of time, it can be damaging to your clothes!
  • Lint traps should be cleaned before and after every dry cycle. Your clothes will dry faster and look better.
  • Static cling season is here! Be sure to stock up on fabric sheets. Used correctly, these little sheets can keep static electricity at bay all through Autumn and Winter!

With the holiday season at an end, it's time to take down those decorations and lights off your balconies. Remember, we work with several local organizations to help maintain a tasteful appearance and clean and safe environment in the OSU campus area. We expect that you as residents to help promote the Chestnut Hill Apartments as a model for the rest of the community. Last year went pretty well, but this year hasn't gotten off to that great of a start. Please do your part in help keeping the common areas of your buildings clean and get your trash into those dumpsters! It is obvious that a more stringent littering policy is needed. Starting today all areas of Chestnut Hills will be even more closely monitored and sections of the complex that choose to litter will be held accountable. So if you see someone damaging property or throwing trash in common areas, report it immediately or you may be sharing the bill for clean-up! All in all, a majority of our residents do their part to make this a great place to live. So let's work together to keep Chestnut Hill Apartments THE place to be!
