This is a wonderful place to live and I have great expectations for myself and you, over the upcoming year to continue that tradition. My job is to assist you with any problems that might arise with your apartment. I am also here to ensure the safety and security of the building. I would like to make it absolutely clear that I am not here to clean-up after residents and their guests. I only do so because I take pride in that Chestnut Hill is my home, as well as yours. The following is a list of rules and regulations that apply to all residents and guests to ensure a positive, quality living experience.
SECURITY- Please be aware of suspicious activity in the parking area or common areas. Never hesitate to contact the police to report suspicious behavior.
LAUNDRY- The laundry facility is provided as a convenience to you. Please clean up after yourselves each time you use the machines. Please be courteous to your fellow residents and watch your laundry closely. Also, do not forget to clean out the lint screens after using the dryer. A full lint screen is a fire hazard!
PARKING- The paved parking lots behind the 150 and 161 and 171 buildings are for your cars only, guest parking is never permitted in these areas. Patrolled towing is strictly enforced. It is necessary for all cars to have valid parking stickers. The Reserved Parking Area below buildings 150 and 161 are only for residents who have purchased special permits. If you or a guest are towed, call Shamrock Towing at 614-882-3555. Do not contact me if you or your guest are towed, I cannot get your car out. Guest Parking is available on Neil and Maynard Avenues, as well as the gravel lot at Tuttle Park, take West Patterson to the bottom of the hill and they may park in front of the fence near the pool and behind the volleyball court.
PETS- No pets are permitted, not even for a visit! A violation will result in an eviction of the entire apartment.
HALLWAYS- Please do your part to keep the hallways and stairways clean. Clean and orderly common areas lead to a more comfortable living environment. Do not leave trash bags, garbage cans or boxes outside your apartment door or you will be billed for removal/clean-up. Do not smoke in the common areas. If you choose to smoke, please do so in your apartment or outside and dispose of your cigarette butts appropriately. Do not throw cigarette butts over the balconies.
NOISE- Please be respectful and courteous of your neighbors. If you have a complaint, I ask that you speak to your neighbor before contacting me. Often times residents do not realize how much sound can travel between apartments. If you and your neighbor cannot reach an understanding, then please contact me to resolve the issue. Quiet Hours are from 11:00 pm to 7:00 am.
BALCONIES- We ask that only appropriate outdoor furniture be on your balcony. Couches, recliners, or any other upholstered furniture is strictly prohibited. Kegs, bottles, cans, cups, trash cans and party trash are also prohibited. Also, banners and/or signs, neon and string lights are also prohibited. Any of the above items remaining on the balcony are subject to immediate removal after a request to do so has been made. If you fail to remove these items after a reasonable amount of time, the cost of removal will be billed back to your unit.
GENERAL- I cannot and will not accept any acts or behaviors that endangers residents, damages property, or creates an unsatisfactory living situation for residents and guests of Chestnut Hill. I expect all residents and their guests to behave and act as responsible adults. Throwing objects (ie. trash, bottles, cans, cigarette butts, etc.) off of balconies is strictly prohibited and doing so will result in an IMMEDIATE EVICTION ACTION filed against the entire apartment. I have no tolerance for any instance of public urination off balconies, in elevators or in any common areas. These acts will also result in an IMMEDIATE EVICTION ACTION to be filed against the entire apartment. Please make sure all trash is placed in proper receptacles. Do not cause damage to common areas or leave trash or trash bags in hallways or common areas, the cost of clean-up will be billed back to your entire apartment, floor, building or complex unless the responsible party is brought forth. Clean-up begin at a minimum charge of $30.00 per man hour. You are responsible for all your guests and their actions, and they must comply with the rules or YOU face the penalties. When you do have guests over, closely monitor their actions and be sure to clean-up any party trash by 8:00 am the following morning to avoid clean-up and/or property damage charges.
