Junkmail.
Please remember to take all mail from your mailboxes, and do not leave unwanted mail in the lobbies. Last week, the elevator in the 161 building had to be shut down because junk mail in the elevator shaft blocked the sub-pump causing water to fill the shaft and disable the elevator. Not only is this an inconvenience to all residents, it takes time away from service requests and general maintenance. So please do your best to keep junk mail, newspapers, etc. in the right place- the recycle bin.

Raise the Roof!
Residents of 161 West Maynard Avenue,
On Monday, October 1st through Friday, October 5th Able Roofing and Buckeye Real Estate will be working on the roof of your building. This work is being done to repair and replace sections of the roof, which will benefit you by eliminating ceiling leaks and also improving energy conservation. During this time, we will need to enter your apartment to disconnect and then reconnect your furnace/air-conditioner after the work has been completed. This work will be taking place during the hours of 9:00am to 6:00pm and will be completed no later than Friday, October 5th. We will not be able to give you specific dates or times that we will enter, but you do not need to be present for the work to be completed. Please consider this your advance notice that we will be entering your apartment during this time. Your cooperation will be greatly appreciated.
The repairs to the roof will require a section of the parking lot to be closed during the hours of 8:00 am until approximately 12:00pm on Monday, October 1st. The parking area in front of the covered parking spaces numbered 2,4,6 and 8 will be blocked during this time so that supplies can be delivered to the roof. If you park in these spaces your car will be blocked in until the supplies are unloaded and all equipment is broken down at 12:00pm.
We realize this is a slight inconvenience, but feel that the benefits of a new roof are well worth it. Your help will enable us to quickly and efficiently complete this work. Please direct all questions to me at chestnuthillapartments@gmail.com or by calling 614-267-1096.

Parking Permits go on sale on Monday!
Attention Residents of Chestnut Hills:
All remaining Parking Permits will go on sale from 5:00pm to 7:30pm on Monday, September 17th on the 5th floor of 150 W. Maynard Ave.
Please DO NOT contact the resident manager about purchasing passes,
before this date. NO passes will be sold early!
All residents on lease can purchase a parking pass for the UNCOVERED lots behind the 150 & 161 buildings. These spots are $50 for the year, but spots are limited and more passes than spots can be sold. Parking is not guaranteed! This means that but a parking sticker is required to park in these lots.
Parking Permits for the ASSIGNED COVERED spots under the 150 & 161 buildings are sold first on a first come first serve basis. The cost for a covered assigned spot is $300 for the year. If a covered spot is purchased, a space number will be assigned to the resident and only as many passes as spots will be sold, so parking is guaranteed.
To receive a parking sticker, you MUST HAVE YOUR TITLE or REGISTRATION, a COMPLETED PARKING APPLICATION, and YOUR PAYMENT IN FULL.
***Towing will begin on the uncovered lots behind the 150 & 161 buildings on Thursday, September 20th at 8am.***
If you have visitors or do not have a pass, you must park elsewhere.

To help expedite our response time, keep the following in mind: Email or call your Resident Manager first @ 614-267-1096. Many of our onsite managers are trained to take care of easier, more common, maintenance problems that might arise. It is also helpful for you to refer to your "Buckeye Real Estate's Handy Book of Maintenance Tips and Household Hints" for minor maintenance items. Many times, it is easier for our residents to take care of their own minor repairs instead of waiting for the maintenance staff to come. Please note that we are receiving a large amount of maintenance requests at this time of year and will handle them in order as soon as possible. Thank you for your understanding.

Porch, Patio and Balcony Appearance

Dear Residents,
As a resident of Buckeye Real Estate, you may be aware that our company has become involved with several projects and committees organized to improve the appearance of the local properties and increase everyone’s enjoyment of their community. While several local businesses are on board with the clean up programs, these endeavors will require the cooperation and commitment of area residents, as well.
According to your lease agreement, personal items are prohibited on your balconies.
Please refer to section 9. EXTERIOR APPEARANCE AND USE, which states:
This lease is specifically for the living area of the Premises and not for the porch
area, stairwell, stairway, hallway, steplandings, elevators, lobbies, or outside areas
of the building. Lessee's personal property, including interior furniture, kegs, and
pools, may not be left in these areas and may be discarded by Lessor if left unattended
by Lessee and Lessee denies recourse on Lessor.
It is for this reason that our office will be enforcing strict regulations for future balcony usage. While it is not our intention to prohibit the use of appropriate patio furniture, very few of the items that currently exist on Chestnut Hill balconies fall under this category. Please see the complete list of guidelines and ensure that your balcony area adheres to them. Prohibited items remaining on the balconies will be removed and disposed at the expense of the resident.
A 24 hour written notice will be issued to you before any items will be removed. We thank you for your cooperation in this matter and welcome any questions you may have regarding this notice.

Porch, Patio and Balcony Appearance
Residents are encouraged to enjoy any porch, patio, and balcony areas that are available to them, however, we ask that these areas be kept clean and not used for personal storage. Personal belongings should be properly stored inside the apartment or any storage areas made available for that purpose. Living room furniture is not permitted to be kept on porches.
Appropriate items are:
Grills of reasonable size
Plastic resin type chairs designed for exterior use (please keep stacked when not in use)
Prohibited items from porches and balconies:
Tiki Torches or other Flammable Decorations.
Gasoline / Kerosene Cans and other Flammable Solvents.
Upholstered Furniture, Tables and/or Interior Furniture.
Kegs and/or party trash, cans, cups, bottles, etc.
Garbage cans and/or Garbage bags.
Banners and/or Signs of any kind.
Christmas/Twinkle Lights.
(Excluding the Holiday Season: Thanksgiving - New Year's Day)
Prohibited items remaining on the balconies will be removed and disposed of at your expense. You will receive 24 hour written notice for the general inspection of your unit if you are in voilation of the Porch, Patio and Balcony Guidelines.
